Mexican Caribbean Life = House Guests

Once you become a resident of the Mexican Caribbean, you discover that friends and family members -some of which you had not heard about in years, centuries or even millennia, decide it's time to pay a visit. Nothing like a few weeks or months at your home to reestablish friendship and family bonds, right?
How can you prevent these family and friends and their continuous visits? Offer them an ideal way to ensure that they will see you and will enjoy the Caribbean, but without having to settle permanently in your house.  Suggest they visit you on a cruise!
The major cruise lines offer Cozumel as a destination, with cruise ships leaving from California, Florida, Louisiana and Texas. Cozumel is an island conveniently located close to Playa del Carmen, Cancun and Tulum and it is known to be an ideal place for water sports such as diving and snorkeling.

Attractions
Cozumel is not only a beautiful tropical island with powdery white sands and turquoise waters, there is plenty to do and see for visitors!

In addition to sunbathing on the beaches, cruise lines will offer shore excursions for organized tours to Cozumel's main attractions.

Shore Excursions
Along with excursions in Cozumel, your cruise line will offer shore excursions to the nearby Yucatan peninsula. The most frequent Yucatan shore excursions from a Cozumel cruise are trips to Mayan ruin sites such as: Tulum, Chichen Itza and Coba. The Yucatan Coast, called Riviera Maya, has many caverns and cenotes (sinkholes) as well as plenty of natural parks such as Xcaret, Xel-ha or X-Plore among others.

Buyer’s Representative or Seller’s Representative… Whats Better?

Buyer’s Representative vs. Seller’s Representative? Many of our prospective clients do not understand the differences between these two agents. Most people see a listing on the internet or see a sign in the yard and think that the authority, the person who knows everything about that property is the agent listed, that is simply not the case. So I would like to share some facts about buyer’s and seller’s representatives. Whether you are planning to buy real estate in Mexico or anywhere else, knowing the difference between these two can make a huge difference, saving you time and money when buying real estate.





What is a Seller’s Representative?
Traditionally, in Mexico the seller’s representative is the real estate agent that is contacted by the property owner to sell the property. The seller’s representative counsels the seller and effectively prices the property in a highly competitive marketplace. The seller’s representative will list the property and market it through websites, signs, real estate ads and hubs. The seller’s representative will deals with the prospective clients, organizes tours of the property and setup open house events. They will contract provisions to protect the seller and negotiating in the best Interest of the seller. The purpose of this, of course, is to obtain the highest price possible for the property.

Everything You Need to Know About Tourist Visas in Mexico!

Mexico is a beautiful country with great weather, where you can lay on the white sandy beaches and enjoy a tropical drink. Did you know that a lot of tourist do not need a visa when they travel to Mexico? You can buy a ticket and fly to Mexico with just your passport and when you arrive at the Mexico, you will be issued a tourist visa that is valid for 180 days.

Mexican Tourist Visa or Visa de Visitante:

The visitor visa in Mexico is a tourist visa that is valid for 180 day. Under the visitor visa you may not receive wages while in Mexico. This is a visa that allows you to visit Mexico for activities such as tourism, transit through Mexico, business trips, ministry workshops, sports activities, philanthropic activities, to receive medical treatments, technical jobs that do not receive payment in Mexico and to attend seminars, conferences or course

Mexican Tourist Visa: Will I need to apply for one ahead of time?

Here is a list of people who can benefit from a tourist visa. If you are a citizen of a country listed on the left column, you will need to apply for your tourist visa at your nearest Mexican consulate in your home country before you travel to Mexico. If you are a citizen of a country listed on the right column you will receive a tourist visa at the Mexican border or at any Mexico airport when you arrive.

Mexican Tourist Visa: What will I need to get a tourist visa?


Whether you need to apply for a tourist visa ahead of time in your home country or you will receive your visa at the airport or border, there are certain requirements that need to be met. You will need to submit the following documents:

1. A valid passport.
2. A completed FMM duly form (given to you on the plane to Mexico).
3. Immigration authorities may also check the reason for the trip by requesting one of the following documents: 

Return airline ticket (itinerary), Hotel reservation, tour tickets, etc.
Letter in Spanish by the company that hired you indicating that you are a current employee and that payments for your services will be provided in your home country.
Copy of the transfer of technology, patents and trademarks, technical training, or any others related to the production process of a company based in Mexico.
A letter from the organization or institution, in which you were invited to participate in unpaid activity in Mexico, stating the purpose of the visit and estimated time of your stay.
An acceptance or invitation letter from the educational institution where you will take courses, studies, research projects or training for a maximum of 180 days.

Mexican Tourist Visa: How do I renew my visa?


A few years ago it was possible to enter Mexico on a FMT (old name for the tourist visa), and then change your status while in Mexico to an FM2 (permanent resident visa) or FM3 (temporary resident visa), allowing you to stay in the country longer. Due to the recent changes you can no longer do that. To renew your tourist visa you must leave Mexico before your visa expires (180 days) and re-enter a few days, weeks or months later. If you are planning on staying for more than six months, or to live in Mexico you might want to think about applying for a different visa that allows you to reside in Mexico for a longer time period, too avoid the hassle of having to leave Mexico ever six months.
